How to Create a PDF Flyer

The Design Flyer Tool lets you create branded, multi-page PDF flyers for your properties, filled automatically with property data from SharpLaunch. This article walks through creating a flyer, finding your way around the flyer editor, working with pages, saving and exporting a PDF.

Applies to: Marketing teams, admins and global admins using the Design Flyer Tool.

Creating a new flyer

  1. Log in to your SharpLaunch account.
  2. Select Properties in the left menu.
  3. Select the property you want to create a flyer for.
  4. Select Create Flyer.
  5. Choose a template. The flyer opens in the flyer editor.

Template options

Template What you get
Blank An empty page to design from scratch
One-page template A one-page layout already filled with the property’s listing data from the CMS
Two-page template A two-page layout already filled with the property’s listing data from the CMS

You can add more pages to any template at any time (see Working with pages below).

Global admins can create and edit global templates for the whole team. Admins can use those templates but can’t change them. See Locking Elements for details.

The flyer editor layout

The flyer editor has four main areas.

Area Where it is What it does
Left toolbar Left edge of the screen Icons for adding content to the current page
Canvas Centre of the screen Your flyer’s pages, stacked vertically. Scroll up and down to move between pages.
Right-hand panel Right side of the screen Settings for whatever you’ve selected, such as font, colour, size and position
Page tools Bottom right of the editor The View All Pages button and the minimized page library

Left toolbar icons

The left toolbar replaces the old sidebar, which had separate Content and Pages tabs. It now shows only the content icons, which leaves more room for the canvas.

Icon What it adds
Text Content A text box for headings, body copy and lists
Image A photo or other image
Location A map of the property location
Data Table A table, such as availabilities or highlights
Broker Info Broker names, photos and contact details
Shapes Rectangles, lines and other shapes
Icons Icons to illustrate features or amenities

The pages list that used to be in the sidebar has moved to the View All Pages button at the bottom right of the editor.

Adding, editing and deleting content

Add content. Select an icon in the left toolbar to add that element to the page.

Edit text. Click a text box and type. Text in the editor matches the exported PDF, including bold, underline and fonts.

Change an image. Click the image and replace it from the right-hand panel.

Select an element. Click it. Small white handles appear around its border, and its settings appear in the right-hand panel.

Move or resize an element. Drag the element to move it. Drag a handle to resize it. If an element won’t move or resize, a global admin may have locked it (see Locking Elements).

Delete an element. Select it, then select Delete Element in the right-hand panel.

Add a hyperlink. Select the text you want to link, choose the link option, and enter the URL in the tooltip that opens.

For multi-select, align and distribute, copy and paste, grouping and keyboard shortcuts, see Flyer Editor Tools and Shortcuts. For tables, fonts and presets, see Global Design Settings.

Working with pages

Pages stack vertically in the editor. Scroll up and down to move between them.

Page controls. Above each page there’s a row of buttons:

Button What it does
Move up Moves the page one position earlier in the flyer
Move down Moves the page one position later in the flyer
Duplicate Makes a copy of the page directly below it
Delete Removes the page from the flyer
Add page Opens the page library. The page you choose is added below the current page.

View All Pages. Select View All Pages at the bottom right of the editor to see thumbnails of every page in the flyer. From this view you can:

  • Drag and drop thumbnails to reorder pages
  • Select the Add Page tile to open the page library
  • Select Back To Editor to return to the canvas

Page library. The page library holds ready-made page layouts. It sits minimized at the bottom right of the editor. In longer flyers, you can drag a page from the library straight up into the flyer, wherever you want it.

Zoom. Zooming is about 40% faster than before. Select Fit to fit the page you’re working on to the screen.

Property data in your flyer

Some flyer elements are bound to the property’s data in SharpLaunch, such as price, size or availability. These are called dynamic elements.

  • Always current. A flyer loads the latest property data every time it’s opened, so dynamic elements show up-to-date details.
  • See which elements are dynamic. Press Cmd+Shift+B to highlight every element bound to property data on the canvas.
  • Bind an element to data. When you bind an element, you can choose from the full list of dynamic variables.
  • Unlink an element. You can unlink a dynamic element so it becomes static text. The editor asks you to confirm first, because the element will no longer update when the property data changes.

If the flyer is published on your website, dynamic elements update there automatically too. See Sharing and Publishing Flyers.

Saving, renaming and version history

Autosave. The flyer editor saves your work automatically as you go. You don’t need to select a save button to keep your changes.

Draft recovery. If your session is interrupted, for example if your browser closes or you lose your connection, you can recover your unsaved draft the next time you open the flyer.

Rename a flyer. Click the flyer’s name at the top of the editor and type a new one.

Version history. Open version history to browse earlier versions of the flyer. Select a version to restore it.

Locks are kept. Any position, size or text-style locks set by a global admin are kept every time the flyer is saved.

Exporting a PDF

  1. Select Export PDF at the top of the editor.
  2. Wait while the PDF is generated. This can take more than 20 seconds, depending on how much content the flyer has.
  3. The PDF opens in a new browser tab, where you can download or print it.

The export always uses your current editing session, so the PDF includes every change you’ve made, even ones made moments before exporting.

PDF didn’t open? Your browser may be blocking pop-ups. Allow pop-ups from SharpLaunch and select Export PDF again.

Managing saved flyers

Your saved flyers are listed in Drafts & Past Designs. Hover over a flyer and select the three-dot icon at the bottom right to:

  • Download it as a PDF
  • Duplicate it
  • Rename it
  • Delete it

Sharing your flyer on your website and document portal

Besides exporting a PDF, you can publish a flyer to your property website’s Downloads module, the document portal, or both. Select Share in the flyer editor to open the sharing dialog.

Published flyers follow a draft-and-publish model:

  • Your edits stay in draft until you select Publish Changes. Visitors keep seeing the last published version.
  • Dynamic property data, such as price and availability, updates on the published flyer automatically, with no publish needed.
  • Flyers that are unpublished or not shared are never available to the public.

For step-by-step instructions, see Sharing and Publishing Flyers.

Frequently asked questions

Where did the Content and Pages tabs go? The left sidebar is now a compact toolbar that shows only the content icons (Text Content, Image, Location, Data Table, Broker Info, Shapes and Icons). The pages list moved to the View All Pages button at the bottom right of the editor, and page controls now sit above each page.

How do I add a page? Select Add page in the controls above any page, or select the Add Page tile in View All Pages. Either one opens the page library. The new page is added below the current page. You can also drag a page from the minimized page library into the flyer.

How do I reorder pages? Use the move up and move down buttons above a page, or open View All Pages and drag the thumbnails into a new order.

How do I duplicate a page? Select the duplicate button in the controls above the page.

Do I need to save my flyer? No. The editor saves automatically as you work.

I lost my work when my browser closed. Can I get it back? Yes. Open the flyer again and recover the draft.

How do I go back to an earlier version? Open version history, browse earlier versions, and restore the one you want.

How do I rename a flyer? Click the flyer’s name at the top of the editor and type a new one.

Why didn’t my PDF open after I exported it? Your browser is probably blocking pop-ups. Allow pop-ups from SharpLaunch and export again. Large flyers can also take more than 20 seconds to generate.

Will my flyer show the latest price and availability? Yes. Elements bound to property data load the latest data every time the flyer is opened. Press Cmd+Shift+B to see which elements are bound.

Why can’t I move or resize an element? A global admin has probably locked its position or size. You can still edit its content. See Locking Elements.

Does the PDF look the same as the editor? Yes. Text in the editor, including bold, underline and fonts, matches the exported PDF.
